Mrs. McNear’s Estate Pegged At Half Million

The will of Mrs. Louis I. McNear, 72, of McNear’s Beach, who died Sunday, leaves her entire estate estimated at more than a half million dollars, to her daughter in San Rafael and her four grandchildren.

No other member of the McNear family is mentioned in the last will and testament written on Oct. 14 last year and filed yesterday in Marin County Superior court for probate.

The total value of Mrs. McNear’s estate will not be known until an appraiser is appointed by the court. In 1959, Mrs. McNear sold the 82-acre McNear Beach property for a sum estimated to be around a half million dollars. She retained a small parcel for her own home.

Mrs. McNear leaves a home and furnishings at 130 Auburn Street, San Rafael, to her daughter, Velma Titus, and her granddaughter Linda Titus. Velma and Linda Titus also get about $24,000 still to be paid on a Tiburon property which was sold by Mrs. McNear and her late husband, E. B. McNear.

Her present home at McNear’s Beach goes to her grandson, Donald Titus of 130 Auburn Street, and her granddaughter, Lindy Baily Graham of 130 Elm Avenue, Larkspur. Mrs. McNear’s friend and companion, Rose Turner, also gets a life estate to a portion of her McNear Beach property.

Her grandson Philip Titus of 17 Merrydale Road, San Rafael, gets $10,000 in cash. The balance of her estate is willed to grandchildren Donald Titus and Lindy Graham.

Mrs. McNear named Carlos R. Freitas and William H. Crane as executors of her estate. If any court should find that other relatives are entitled to a share of the estate, they should get $1 each, according to her will.

She was the second wife of E. B. McNear Sr., who once owned several thousand acres of McNear’s Point, including the beach, brickyard, and what are now Glenwood and Marin Bay developments.
