Lucas his wife, all of the County of Marin and State of California ... sell to THOMAS JOYCE of the same county and state.... for $7749 Gold Coin of the United States .... land lying in the County of Marin ... the northwesterly part of the westerly portion of the Rancho San Pedro Santa Margarita Y Las Gallinas ... 1922.99 acres ... reserving unto the parties of the first part a certain private road made by said John Lucas and leading from Lucas Landing on the S side of Codes place to Nicasio Valley together with the land for 33 feet on each side of said road and granting to the party of the 2nd part a perpetual right of way on and over the said road ...
